For residential builders, one requirement has taken hold in recent years: the engineer-designed structural garage slab. What was once detailed more generically is now the subject of signed and sealed plans. Here's why, and what such a plan contains.

Why this requirement has become standard

Several forces converge. Residential developers increasingly write it into their specifications. Municipalities ask for it to issue permits. And above all, the Garantie de construction résidentielle (GCR) may verify this compliance during its new-home inspections: a non-compliant slab can trigger costly corrections and delay acceptance of the building.

The issue isn't theoretical. A poorly designed garage slab can crack, settle or heave — particularly under frost action if the soil and drainage weren't accounted for. An engineer's plan reduces and documents that risk.

What a structural slab plan includes

An engineer's design of a garage slab is about far more than concrete thickness. It covers:

  • reinforcement sizing (mesh or bars) according to the expected loads — vehicles, equipment, surcharges;
  • the slab thickness and concrete quality;
  • control joints to manage cracking;
  • consideration of the bearing soil, the fill and the drainage;
  • frost protection where the configuration calls for it.

It's all delivered as plans sealed by an engineer who is a member of the OIQ, ready for the permit application and the GCR inspection.

A habit to build in early

The best time to involve the engineer is before the pour — ideally at the plan stage, so the slab, fill and drainage are thought through together. This avoids rework and surprises at inspection.
